📝 Leasing Process

Once a prospective tenant is approved and ready to move in, we present them with a professionally written, legally reviewed lease. This document is signed in person with our agents, who personally walks them through the key points to ensure they understand their responsibilities and rights.

We then collect the appropriate funds:

  • First month’s rent (prorated, if needed)
  • Security deposit
  • Pet fee (if applicable)
  • Any other required fees

All payments are processed and stored in accordance with Arkansas legal requirements and are fully recorded in your secure online owner portal for easy reference.

Before move-in, the tenant is given a detailed walk-through checklist to document the condition of the property. This helps identify any pre-existing issues or damages, protecting both the tenant and owner by establishing a clear move-in baseline.
