3. Reference and Employment Verification

  • We contact previous landlords to confirm the applicant’s rental history, payment reliability, and property care.
  • Employment is verified directly with employers, and we review recent pay stubs or other proof of income to confirm financial stability
  • We look for a steady employment history and require that income meets a minimum threshold (typically at least 2.5–3 times the monthly rent)

4. Credit and Background Checks

  • We run a full credit report to assess the applicant’s financial responsibility, looking at credit score, payment history, outstanding debts, and any past bankruptcies
  • A criminal background check is performed to ensure the safety of the property and community, focusing on any relevant offenses.
  • We also check for any history of evictions or rental disputes.

5. Consistent Screening Criteria

  • All applicants are evaluated using the same clear criteria to ensure fairness and compliance with Fair Housing laws.
  • Our criteria include credit score minimums, income-to-rent ratios, clean eviction records, and positive landlord references.

6. Final Review and Lease Agreement

  • Qualified applicants are given the opportunity to review the lease agreement in detail, ensuring they understand their responsibilities before signing.
  • We answer any questions and clarify policies to set the stage for a successful tenancy.
